The fixing stage is the stage when all internal cladding, architraves, skirting boards, doors, built in shelves, baths, basins, troughs, sinks, cabinets and cupboards of a home are fitted and fixed in position.
The main items checked at the fixing stage include (but are not limited to) the following:
- The correct installation of all internal cladding, architraves, skirting boards, built in shelves, baths, basins, troughs, sinks, cabinets, vanity units, bench tops and cupboards are correctly fitted and fixed in position compliant with the relevant building plans and specifications, the National Construction Code and all relevant Australian Standards and tolerances.
- The internal fit out is thoroughly checked to ensure that it is level, plumb, straight, square and has not been damaged.
- The correct installation of the waterproof membranes in the wet areas. If waterproof membranes have not been correctly installed in wet areas (e.g. around or below shower bases in bathrooms and ensuites) and water leaks from wet areas, it can cause serious damage to the internal fabric of the new home, particularly if the wet areas are on the first floor.
Finalinspect can complete a thorough independent inspection of your new home at the fixing stage and then prepare a detailed report for you that is ready to hand directly to your builder.
Builder’s are much more likely to rectify defects when they are observed by an experienced building inspector and presented in a professional building inspection report. Finalinspect can also carry out follow-up inspections to make sure that the defects observed and recorded during various stages of construction have actually been rectified. Builders and building supervisors are much more likely to make sure that your new home is properly built when they know an independent expert is watching over them !
