Pre Purchase Building Inspections
Pre purchase building inspections have been carried out by Finalinspect for many years throughout Melbourne and Victoria.
We inspect all types of residential property including new and established homes, houses, town houses, apartments and units. We also inspect commercial and industrial properties including shops, warehouses, factories and commercial offices.
The pre purchase building inspections that we conduct throughout Melbourne and Victoria are extremely thorough. Finalinspect uses a comprehensive inspection checklist that has been progressively refined and updated over many years.
Our building inspection reports fully detail all visible defects, outstanding works and areas of the building (and property in general) that require maintenance. The costs of carrying out the rectification and maintenance works recommended by Finalinspect are fully detailed in each building inspection report in plain English.
We recommend that you do not sign contracts relating to the purchase of any home, town house, apartment, unit, shop, warehouse, factory or commercial office until after you have:
- Had the building thoroughly inspected by Finalinspect; and
- Received a detailed typed report on the condition of the property; and
- Had sufficient time to fully consider and discuss all of the likely implications of identified defects and the estimated costs of rectification and/or maintenance.
However, if you are really interested in a particular property and feel that it really meets your particular needs and you don’t want another buyer to make an offer to purchase the property before you do, we advise that you make an offer as soon as possible, subject to the following condition: ‘Subject to a building inspection by Finalinspect that I am / we are satisfied with’
Making an offer with the above condition attaching to it in effect reserves the property for you but still allows you to withdraw from the purchase agreement if our inspection report is unfavourable in any way (not just major structural defects!!).
In relation to auctions, we recommend that you arrange for the property that you are interested in, to be thoroughly inspected by Finalinspect, prior to the day of the auction. We suggest that you allow sufficient time to fully consider and discuss all of the likely implications of identified defects and the estimated costs of rectification and/or maintenance, prior to auction day.
Our pre purchase building inspection reports list all major and minor visible and/or audible defects, and recommend the rectification and / or maintenance works (e.g. restumping, underpinning cracked external brick walls, re-wiring, re-plumbing, painting, replacement of gutters and downpipes etc.) that should be attended to in the short term (i.e. next 12 months) and the likely costs.
You can then use the Finalinspect defect list and rectification / maintenance report to help you negotiate a reduction in the price of the property in relation to a private property sale, or to help you to determine the maximum price you are prepared to bid for a property at auction.
