Building Inspections – Special Purpose
Finalinspect is frequently engaged by clients to conduct special purpose building inspections and provide detailed typed building inspection reports on the finish and condition of new and established homes, town houses, apartments, units, shops, warehouses, factories and commercial offices throughout metropolitan Melbourne and Victoria.
Common areas of concern include but are not limited to:
|Asbestos||Is it inside or around the building? Is it in a safe condition? Advice on|
how to legally dispose of it.
|Asthmatic & Allergy Sufferers||We pay particular attention to defects or aspects of a home, town|
house, apartment, unit, warehouse, factory or commercial office that may cause serious health problems for asthmatics or people who suffer from various allergies.
|Cracking||In internal and external walls.|
|Drainage Issues||Internally (e.g. bath, basin, sink, shower and toilet drainage flow etc.) and externally (e.g. storm water drainage and run-off).|
|Fences||To advise if they need replacing. If a boundary or security fence collapses it could severely injure a small child or injure an owner, tenant or employee.|
|Insulation||Has it been fully fitted and is it adequate?|
|Paint Finish||Is the finish acceptable and have adequate coats of paint been applied?|
|Rising Damp||Extent and solutions for eliminating it.|
|Roofing Leaks||Location and extent of damage.|
|Safety Fencing||Around pools and spas etc. Is safety fencing required? Does the existing safety fencing strictly comply with the relevant Australian Standard. There are large fines for non-compliance.|
|Smoke Detectors||The location and operation.|
|Stairs and Safety Barriers||The extent to which safety barriers (e.g. hand rails and balusters) comply with the Building Code of Australia.|
|Ventilation||Is internal ventilation adequate?|
|Waterproof Membrane Leaks||Proving that waterproof membranes in ensuites and bathrooms are leaking and recommending the rectification works that need to be completed to stop water leaking from shower recesses and fittings in wet areas.|
