An insurance claim can be very stressful and a disaster if not carefully prepared and supported with the right evidence. That is why engaging an experienced, independent insurance claim inspector can make the process significantly easier.

Builder’s Warranty Insurance Claims
We have assisted and advised many clients in complicated matters, such as when builders have died, become bankrupt or simply disappeared—never to be seen again—while their new homes, townhouses and apartments are being constructed or renovated.
When builders are no longer available to finish constructing a new home, townhouse or apartment, construction on the semi-completed building goes on hold and the relevant insurance company (i.e. Builder’s Warranty Insurance) needs to be contacted. This is so that an assessment can be made of all outstanding works and a payment made by the insurance company to cover the cost of completing the building.
Insurance companies typically make very conservative insurance claim assessments, avoiding paying any more than the bare minimum required. When an insurance assessor makes a conservative assessment, there is a real risk the balance of the building works to complete your home may:
- Fall well short of what was promised in the original building plans and specifications.
- Not meet the minimum building standards. That is, the payment the insurance company is prepared to make is not adequate to cover the cost of properly finishing the construction or renovation of your new home, townhouse or apartment compliant with the National Construction Code (NCC) and all other relevant Australian Standards and building guidelines.
- Not be fully compliant with the relevant building plans and the engineer’s drawings and specifications.

- Thoroughly and independently inspect your partly-completed building (before the insurance claim assessor from the relevant insurance company inspects your building and makes an assessment) and outline in detail all works that need to be completed to finish your building compliant with the relevant building plans and specifications, the NCC and all relevant Australian Standards.
- Re-inspect your building after it has been fully completed to ensure it has been properly constructed and finished.
Assess damage to buildings caused by storms, floods and fires etc.
As mentioned above, insurance companies generally make very conservative insurance claim assessments so they do not pay out any more than the bare minimum.

The most important step in the insurance claim process is preparing a detailed scope of works (SOW). The detailed SOW sets out in detail all remedial works that must be completed to return the damaged home or property to the state it was in prior to the damage.
