Finalinspect provides a range of building inspection services to clients throughout Australia and also conducts building inspections and writes reports on behalf of clients residing outside Australia (e.g. foreign investors purchasing property in Australia and expatriates returning home to Australia from overseas).
We have extensive experience inspecting and reporting on new residential, commercial and industrial buildings at all stages of construction and conducting pre-purchase inspections on older residential, commercial and industrial buildings and producing professional, fully detailed, plain English, typed inspection reports.
In relation to new residential, commercial and industrial buildings – our reports list all defects and state why they are defects (e.g. by reference to the Building Code of Australia and/or relevant Australian Standards). We then outline what the relevant builder or developer should do to rectify the defects reported by Finalinspect.
The owner is then well prepared to either: notify the relevant builder or developer of all identified defects and request rectification of all identified defects, prior to making the relevant stage of construction payment (e.g. base stage, frame stage, lock up stage, fixing stage or final payment); or use the defect list to negotiate with the builder or developer, a reduction in the final price paid for the property.
In relation to older established residential, commercial and industrial buildings – our reports list all visible and/or audible defects, and state what rectification and / or maintenance works need to be carried out in the short term (i.e. next 12 months).
Those purchasing an older established residential, commercial and industrial building can then use the Finalinspect report (together with our cost estimates) to help negotiate a reduction in the price paid for a property (i.e. a private property sale), or to help determine the maximum price they are prepared to bid for a property at auction.
All of our home, town house, apartment and unit inspections and reports comply with, and exceed, the relevant Australian Industry Standard AS 4349.1 (Inspection of Buildings, Property Inspections – Residential Buildings).
When we inspect commercial and industrial buildings we thoroughly check that the premises are structurally sound, weatherproof and safe for employees to work in.
Finalinspect is a member of the Housing Industry Association (HIA Member No.876406) and strictly abides by the HIA Member Code of Ethics.
